Can't install Programs

When trying to install programs I usually get this error:
The destination folder 'Installer' is on a locked volume. Please select another destination.

After I select another destination... ie Desktop, Applications, or any other destination I get this error:
An error occurred during the Stuff operation. Error #17530

Sometimes I also see this error:
The following disk images failed to mount Image: file.dmg Reason: no mountable file systems.

After the initial file opens and I double click the installer... the errors occur.

This also happens when trying to install a Trial download from www.apple.com.

G5
OSX 10.4.2
Dual 2.0
4G Ram
250 x 2 HD's

I'm using Stuffit 10 Deluxe. Should I be using something different?

Anything special that us Newbies usually overlook? Any suggestions?

All help is greatly appreciated.
